Sports boost Melbourne’s hotel rates

SINGAPORE 15 October 2026: Boosted by the AFL Grand Final, Melbourne’s hotel industry posted its highest September average daily rate (ADR) and revenue per available room (RevPAR) on record, according to preliminary data from CoStar, a global provider of online real estate marketplaces, information, and analytics in the property markets.

September 2026 (year-over-year % change):

Occupancy: 75.6% (+9.7%)

ADR: AUD242.11 (+16.2%)

RevPAR: AUD182.99 (+27.5%)

Alongside the ADR and RevPAR highs, Melbourne posted its highest September occupancy since 2019.

Each of the market’s key performance indicators peaked on the night (Saturday, 26 September) of the final match between Fremantle and Brisbane: occupancy (93.4%), ADR (AUD420.50) and RevPAR (AUD392.84).

The Melbourne Royal Show, which ran from 24 September to 4 October, also helped boost business for the city’s hotels.

Demand and room rates also rose as the NFL hosted its first game in Australia at the Melbourne Cricket Ground on Friday, 11 September. The night before the Los Angeles Rams-San Francisco 49ers game pushed occupancy to 89.3%, while ADR and RevPAR climbed to AUD372.09 and AUD332.12, respectively.
